DENSITY
Government policy on planning for new housing is designed to ensure that the best use is made of scarce land resources in order to minimise the need for greenfield development.

The West Stevenage planning applications are fully compliant with the guidance set out in Planning Policy Guidance 3 on Housing (PPG3):

    
  • Average housing densities across the site are 37 dwellings per hectare based on PPG3 definitions and well above the minimum guidance of 30 dwelling per hectare.
  • In key locations, densities rise to more than 50 dwellings per hectare to encourage sustainability.
  • Across the site densities do not fall below the 30 dwellings per hectare minimum set out in PPG3.
